Upcoming Speakers

At our October meeting we will have Paula James from the Health Department, folks from the Lead Coalition and the local MDE Inspector on hand to bring us up to date about the Lead Paint Program. This is a special meeting jointly sponsored by Frostburg and Cumberland Landlords as well as the Health Department.

A press release regarding this program will be in the newspapers and we will run some ads in the Sunday paper prior to the meeting. This will be open to the public and as seating is limited it may not be possible to have seating for everyone wishing to attend.

ALOC Website

As mentioned in our last newsletter ALOC has established a website on the Internet, cumberlandlandlords.com. The site is up and running in a very basic format and we will be posting time sensitive information to it as we receive it. For instance the MDE has notified us that they will hold meetings at various locations throughout the state over the next week or so and you will find a listing of these meetings and their location on our website.

The nearest meeting to Cumberland will be held in Hagerstown at the Hagerstown Community College in Classroom Building Room 111, which is located on 11400 Robinwood Drive. It will be on October 4, 2001 and runs from 7-9PM. If you have any questions about these meetings call 410-631-3441.

Lead Paint Training

Allegany College has informed us that their Lead Paint training courses have been very successful with classes being well filled. As we approach the New Year they are debating on what schedule to establish for 2002. If you are interested in taking any training or refresher courses please contact Allegany College as listed below.

Smoke Detector Law

ALOC's lease has been updated to reflect the new smoke detector law and they are available now to our members. Any old leases we had in stock have been disposed of.


Miscellaneous Lead Stuff

We constantly are asked about the phone numbers for the MDE as well as how to access them on the Internet and with this in mind below listed is the information:

For those wishing to acquire their own MDE forms they can find them at this site and download them accordingly.

New MDE Form

The Notice of Tenants Rights was updated to reflect the change from 25 to 20 ug/dl that triggers a qualified offer. The form also has a cleaner appearance. All of the old stocks of these forms have been replaced with the new form.

Heating Season

With October 1st upon us it is time to fire up our heating systems and hope that we don't run into the super high gas prices we had last year. One way to lessen the impact is to be on the budget plan and shop around with the various gas suppliers to get the best price.

Please keep in mind that the Housing Code calls for the heat to be on and remain on until May 1st and the temperature should be at least 68-70 degrees. Please refer to your copy of the Housing Code for exact details.


Miscellaneous Items

At our September meeting we were unable to have any speakers due to schedule conflicts, however we hope to make up for that in the coming months. We hope to have Chief Bobby Dick from the Cumberland Police Department in November and in 2002 we will try to have Bob Rider from the Water Department and Bonnie Zembower from the District Court in attendance. We are working on setting these up and we will keep you posted as we get our arrangements made.

The September meeting was interesting in many ways especially as we got to the end. One of our lady members was upset with us because we held our July meeting on the second floor at TWR Communications due to a scheduling conflict with the South Cumberland Library. We discussed this change at our June meeting and we clearly announced it in our September mailing. This member complained because she claims she is unable to climb steps. We certainly sympathize with her but unfortunately, in spite of two announcements about it being held on the second floor, this member did not notify us of her problem in advance so that we could make other arrangements. This member indicated that she wanted to resign from our group and so we quickly refunded her dues. Unfortunately this now ex-member made a spectacle of herself at the meeting attacking our officers and accusing us of holding "illegal" second floor meeting. As ALOC is a private organization and is not bound by the rules that apply to public elected bodies we were greatly puzzled by this outburst. ALOC and its officers spend a great deal of time working for our group, without pay, and it is indeed unfortunate that his person would question the integrity of our officers and ALOC as a whole. Oh well, it takes all kinds.

In the future when we have to change our meeting place due to problems beyond our control we hope that our members will let us know in advance about any problems or difficulties they may have with stairs so that we can make changes accordingly. We wish to make our meetings completely accessible to our members, however we are not mind readers!

 

Leases and other Documents

The Leases and other forms have been upgraded to reflect Law changes made in recent years and are available now.

ALOC has available leases, rental applications and tenant checklists for sale, at cost, to members. The cost for each item is as follows:
Lease @ $ 0.25 Rental Application @ $ 0.20 Move in Checklist @ $ 0.20 Lead Paint Brochures, both EPA and Maryland @ $ 1.50 for the pair.
Document Receipt for MDE and EPA brochures (disclosure) @ $ 0.15

These forms are kept at Jeff Hutter's office, TWR Comm. at 117-119 Valley Street. Any paid member can stop by and pick up whatever they need, however we ask that you call first with your order so that the forms can be ready and waiting for you.

Please call at least 24 hours in advance as these are made to order.
