Questions and Answers What will the Internet based service cost? The Internet based service will run $ 60.00 per year for ALOC members and $ 96.00 for non-members and it will be initially offered on a prorated basis for the remainder of the calendar year. This is a flat rate service and you can access it as many times as you need to. This will allow us to bill it in December at the same time as we send Invoices out for ALOC dues. What about the phone in service? The phone in service will also be billed at the $ 60.00 per year rate but you will be limited to 20 operator assisted calls per year and will be available only to ALOC members. Once you exceed this level you will be billed an additional increment of $ 12.00 to cover future calls in packs of four (4). A call will be defined either as a single name search that results in information being found and relayed to the member or multiple negative searches done on the same call. How can I pay for this service? The best method to pay for this service will be every year when you pay your dues. In December, we will bill you for your dues at the current rate of $ 60.00 along with $ 60.00 for the Tenant Watch program. Payment would have to be received before January 10th of the next year to avoid suspension. Payment via check, money order or cash would be acceptable and can be mailed directly to ALOC or paid in person at TWR 549 North Centre Street weekdays and most Saturdays from 9am - 1pm. If desired the Tenant Watch portion can be set up for direct credit card billing on an annual basis and we may also look at being able to do the same for ALOC Dues. We will let you know in December. Is there a special discount for ALOC members? Yes, ALOC members will only pay $ 60.00 per year whereas non-members will pay $ 96.00 per year. If a non-member later joins ALOC a prorated difference in the rates charged will be applied to the next full years billing. How accurate is the information? We use records directly from the District Court and it is possible that the plaintiff (Landlord or agent) may have misspelled a name, address or made other errors and this information will pass through the system to us. What about privacy concerns? All court documents are available to the public and as such there are no privacy rights or issues involved. How do I interpret the information contained in the Tenant Watch Archives? Our primary means for listing Tenants who have been taken to court is their first and last name. However, if the Landlord (plaintiff) makes errors on the court forms and/or the information is hard to read it may result in spelling errors beyond our control. We will retain the original documentation for a suitable period of time for possible future reference or verification.
You can click on the Tenants name and drill down to a separate page that will show other information, such as the Tenant's full address. There is also an area where we can place specific notes about the case that were listed on the court document. I have a Tenant that owes me money from the past can I get it added to the database? NO!!!!! We will not add any information provided by others! Our only source for information will be the actual court documents as provided by the Clerks at the District Court. Can I call in to have Tenants added to the list that I consider as bad Tenants? NO!!!!! We will not create an illegal blacklist and we do not solicit or accept any information from our members or subscribers regardless!!!!!!!!! PLEASE DO NOT call us with this kind of information! How do I gain access to this information? Using the Internet go to the ALOC site www.cumberlandlandlords.com and select the Tenant Watch option and follow it from there. You will need a user ID and password to gain access to the site which will be provided by our staff when you sign up. DO NOT share this with other parties as this will result in termination of your account. What if I only need the service periodically and want to pay monthly? At this time we are not offering any special plans because it would drive up the cost of the service requiring us to have people handling billing and payments every month. Keep in mind that this is essentially a new service and we want to keep things relatively simple keeping the cost down and making it easy to use for our Landlords. We will be monitoring the Tenant Watch Archives and at a later date we may entertain other subscription plans. Can I access the site from multiple sites or computers? Yes, you can access the site from other computers provided that you do not share your login information with others. We define others as any persons not part of your immediate household or membership. For instance if you own your property as husband and wife obviously either party can access the information. On the other hand if you own real estate and pay to access the Tenant Watch Archive you CANNOT share it with your other relatives or friends who own rentals not connected legally with yours. Each "unconnected" person accessing this information will need to purchase their own package with their own logins. If you are associated with a Rental Management firm or other Company you will need to contact the Tenant Watch staff for details about subscriptions and the fees involved. What if I want to sign up my Real Estate Management Company or other entity where there may be multiple users? There will be a different rate structure involved as there will be more information accesses made and we will need to talk with you to see what kind of plan we need to set up. We also would need to set you up with multiple login capabilities as two or more parties cannot share a login. Management Companies that are ALOC members will get discounts as compared to non-members. Fill in the subscription application completely and return to the address indicated. As soon as we receive and process it (usually only a few days) we will email you with your account number and password.
